Former Tower Ballroom development moves forward in Edgbaston with new homes
Keon Homes has been appointed as the development partner for a regeneration site at– the former Tower Ballroom, overlooking Edgbaston Reservoir.
The Midlands developer, already active in the city through its work on the Port Loop housing scheme, will deliver 95 affordable homes in partnership with Midland Heart, including a mix of apartments and family houses designed to open up and enhance this landmark waterfront setting.
But the scheme promises more than new homes. Keon’s plans prioritise public realm improvements, with expansive green spaces, new footpaths, and seating areas reconnecting the community with the reservoir. A refurbishment of the Grade II-listed Reservoir Lodge into a ‘Tara Group Hub’ is also proposed to provide flexible space for local charities, groups and events, creating a boost for social facilities and infrastructure.
The Edgbaston Reservoir is within walking distance of five rail stations and major employment centres, making it a prime location for sustainable living close to the city centre.
The developer also plans to utilise a predominantly Midlands-based supply chain and create new apprenticeships, injecting jobs, spend and skills into the regional economy. Their strong track record with Midland Heart, including at the successful Port Loop project, underpins the delivery of a high-quality scheme with energy efficient homes.
A planning application will be submitted early next year, with construction expected to begin in 2027. If approved, the project would transform one of Birmingham’s most iconic but underused sites into a vibrant waterside community, offering affordable homes, enhanced public spaces, and long-term benefits for both residents and investors in the city’s ongoing regeneration story.
