The Birmingham Central Heart Prospectus is a document that sets out the vision for a vibrant new neighbourhood in the city centre.

About the prospectus

The Birmingham Central Heart Prospectus is a document that sets out the vision for a vibrant new neighbourhood in the city centre.

It brings together important development sites to create a new, mixed-use place that is:

  • sustainable
  • accessible 
  • centred around linear green spaces and thoroughfares

It builds on Our Future City: Central Birmingham Framework 2045 regeneration ambitions for the city centre.

The prospectus has been created in collaboration with:

  • the council
  • Central Heart landowners
  • development partners in Central Heart

The opportunities

The prospectus outlines some of the city’s most exciting development and investment opportunities, offering significant growth and investment potential, with delivery support from the council and its stakeholder partners in Central Heart.

Opportunities include the potential to deliver:

  • up to 5,000 homes
  • up to 8,000 jobs
  • over 400,000sqm of commercial floorspace
  • over 7 hectares of new public space

The launch

The prospectus will be launched at MIPIM, the world’s leading urban festival, in Cannes, France from 9 March to 13 March 2026.

The event gathers global investors, developers and city innovators from over 90 countries to shape the future of international property and urban development.

Why Central Heart?

Birmingham benefits from a young population, and significant visitor footfall driven by its position as one of the UK's top destinations for:

  • shopping
  • events
  • cultural scenes

People are using city centres differently, from a ‘get in and out’ shopping experience, to one of a broader leisure experience that includes:

  • eating
  • relaxing
  • working
  • browsing

As a result, visitors want to be inspired and excited by local character and culture, in a safe, relaxed and comfortable environment.

Birmingham Central Heart is a once-in-a-generation opportunity to be part of the transformation of the heart of a major UK city, covering 4 hectares of underused commercial retail and office space within the retail core of Birmingham City Centre.

These ambitious proposals will reposition the city’s commercial and residential offer, maximising its location as the gateway to the city from London through the future HS2 (high-speed railway) Curzon Street Station.

Investor confidence is returning to the housing market and an increase in activity levels also shows a significant number of active investors, and many more preparing to re-enter the market.

Important development schemes in the surrounding area are also drawing billions of pounds of short-term and long-term investment and funding, including Smithfield.
